HMC Development II, LLC Appeal Ð Project number 15-00400002 is being reviewed by Wayne Dyess. David Decuir, Paula Decuir, James Hayden, and Nina Hayden (collectively, the ÒAppellants’), by and through their counsel, and pursuant to Section 10.01.02 of the Land Development Code of Walton County, hereby appeal the following administrative decisions of the Director of the Walton County Planning Department, all related to one or more applications by HMC Development II, LLC, related to development activity for Parcel 24-3s-19-25000-008-0036:

Van Way Variance – Project number 15-00500015 is being reviewed by Vivian Shamel. This is a variance application submitted by Emerald Coast Associates requesting the east side setback on lot 1 be changed from 7.5′ to 0′, the west side setback on lot 1 be changed from 7.5′ to 5.5′ and the rear setback on Lot 1 be changed from 15′ to 0′; on Lot 2 the north side setback be changed from 7.5′ to 0′, on 0.48 acres with a future land use of Residential Preservation. Vizcaya at Dune Allen HOA Variance – Project number 15-00500016 is being reviewed by Vivian Shamel. This is a variance application submitted by the Vizcaya at Dune Allen HOA requesting approval to change the front setbacks from 20′ to 15′, on 4.15 acres with a future land use of Residential Preservation. The project is located at 5055 W. Co. Hwy 30-A on the south side of Co. Hwy. 30-A between the intersections of Lake Causeway and Co. Hwy. 30-A and Allen Loop and Co. The Zoning Board of Adjustment will make a final determination to grant a variance, deny a variance, uphold the director’s decision, overturn the director’s decision, or continue to a later date. Any agenda item that is tabled will be scheduled for a future Zoning Board of Adjustment meeting. The applicant/petitioner may appeal the decision of this board to the Circuit Court of Walton County.
